The Lowdown
Short-Term Rental Showdown 🗣️
Greenport and Southold are both teeing up big changes for short-term rentals, and neighbors are about to get their say.
Greenport’s Plan:
Tonight at 6 PM, the Village Board will hold a public hearing on a new short-term rental code. The rules?
STRs = anything under 30 days.
You’ll need a permit, and you can’t rent out the whole house. The owner or tenant must actually live there overnight while guests stay.
No STRs in accessory buildings or employee housing, and no new permits in the Commercial Retail district.
Southold’s Turn:
The Town Board meets September 30 to talk STR code changes. A 2024 task force recommended:
Permits for primary-residence rentals under 30 days.
A lottery for non-primary residences, capped at 1% of homes per hamlet.
And the town attorney’s office is about to launch a letter campaign letting violators know they’re on the radar.

Forever 5: Dylan’s Legacy Shines On 💚
Almost three years since Dylan Newman’s passing the North Fork is still glowing green in his honor. Dylan’s smile, courage, and kindness pulled an entire community together, and his family is making sure that light never dims.
This Friday, the 3rd Annual Dylan Newman Forever 5 Golf Outing hits the greens at Island’s End Golf & Country Club. Dylan loved golfing there with friends, so the day is part remembrance, part celebration, and all heart.
Golfers can expect lunch, a shotgun start at 12:30, dinner, open bar, raffles, prizes, the works. Registration is $250, and proceeds fuel the Forever 5 Foundation, which continues Dylan’s mission of giving back.

Library Budget Gets the Green Light 📚
Mattituck-Laurel Library’s 2026 budget is officially a go, passing 103 to 47.
Total budget: $1.82M (up 4.4% from last year)
Library director Shauna Scholl says the funding will help keep up with rising costs. And it’s money well spent, in 2025, the library saw 49K visitors, welcomed 277 new patrons, circulated 74K books + digital items, and ran 653 programs for 10,000 attendees.
Also on the ballot: Board trustees Jim Underwood and Katie O’Rourke were reelected for three-year terms. ($)
