The Lowdown
Zoning Rewrite 📝
Southold Town is officially changing course on its long running zoning update process, and residents are getting another chance to weigh in.
The town announced it will host a community meeting on June 11 from 6:30 to 8 PM at the Peconic Lane Recreation Center to discuss a new strategy for updating local zoning laws. Instead of trying to overhaul the entire code all at once, officials now plan to tackle smaller pieces individually over time.
That shift comes after last summer’s draft zoning proposal sparked heavy public feedback and the town later parted ways with outside consultant ZoneCo.
Planning Director Heather Lanza said the original “all at once” approach made more sense when consultants were leading the effort, but became unrealistic once the project moved in house.
Town officials now appear focused on prioritizing a handful of hot button topics first, including community housing, revisions to the controversial “big house” law, hotel zoning and land clearing regulations.

Saylor Beach House 🌴
Saylor Beach House just opened at Claudio’s Marina, bringing Mediterranean beach club style, oversized spritz menus and yellow umbrellas to the harbor, all thanks to a longtime friendship between music icon Taylor Dayne and hospitality veteran Celeste Fierro.
Guests walk through a citrus covered archway before landing on a deck filled with neutral loungers, wood furniture, greenery and giant yellow umbrellas overlooking the water.
The menu sticks to the Mediterranean theme with charred citrus shrimp skewers, fried calamari, mezze boards, raw bar options and giant baked lobsters.
Guests can actually arrive by boat through a partnership with Yacht Hampton. Boats leave Sag Harbor throughout the weekend and shuttle guests across the bay for lunch, drinks and lounging with full white glove service onboard.

Building More Than Sheds 🛠
For the students in the Eastern Suffolk BOCES carpentry program at Mattituck High School, the biggest thing they built this year wasn’t just a shed, it was confidence.
Over the past few months, students spent hours cutting plywood, fixing mistakes, repainting signs and learning how to work together under instructor Adam Tesoro.
The class, launched just two years ago with five students, has quickly grown into one of those programs kids talk about long after the final bell rings. This year’s crew came from Mattituck, Southold and Greenport, with some students entering the shop never having swung a hammer before. By the end of the year, they were building sheds, American flag displays and massive “250” signs now sitting on the school lawn ahead of the country’s 250th anniversary celebrations.
Mr. Tesoro runs the class on two acronyms, KPF: Knowledge, Power and Freedom and RDIH: Respect, Dignity, Integrity and Honesty. The students say those lessons stuck just as much as the carpentry skills did. ($)

Tea Time 🫖
Eight years ago, Deborah Schade opened SpecialTea House with one goal in mind: create a pretty little escape in the middle of Greenport.
Alongside her daughter Victoria, Schade transformed a three story Victorian on Main Street into part tea house, part salon, part spa, all wrapped in pastel colors, antique décor and enough teaware to make your grandmother jealous. The family run spot also doubles as Special Effects salon and spa, meaning guests can sip tea while getting pampered. Not a bad way to spend an afternoon.
Inside, the space leans fully into the classic tea party aesthetic. Tea service arrives beautifully arranged, complete with tiered trays and polished little details that make the whole thing feel a bit more special than your average lunch stop.
