The Lowdown
Apartments Brewing 🏘️
If you’ve ever grabbed a late night snack or a 6 AM coffee at the Handy Pantry in Mattituck, here’s what you didn’t see coming, that same spot might soon be home to apartments.
The owners of Handy Pantry Stores Inc. have proposed a 10-unit building behind the Main Road shop. Half the units would be workforce housing, the rest market rate.
Meanwhile in Cutchogue, another apartment project is bubbling up near Harvest Pointe on North Street. The Koehler Family Limited Partnership revised its plan after being told the original design was too long for town code (because, yes, even buildings have to watch their frontage).
Now it’s six apartments spread across two buildings, each around 1,200 square feet, with two bedrooms and two baths.

The Great Scallop Sadness 🦪
Peconic Bay scallop season is officially open, but don’t grab your shucking knife just yet. For the fifth straight year, the haul is looking bleak.
Southold Fish Market’s own Charlie Manwaring summed it up best: “The season sucks. Period.” He’s got maybe 30 to 40 bushels right now, and while a few more might trickle in, expect the supply to be as spotty as cell service in East Marion.
Cornell Cooperative Extension is fighting the good fight, spawning scallops in hatcheries and creating “spawner sanctuaries” to help repopulate the bay, but recovery has been slow. ($)

Big Changes Brewing 🍺
Greenport Harbor Brewing Co. is turning up the volume.
The Peconic location you know for pints is about to double as a private event space and live music venue, complete with a new stage, pro lighting, and soon an in-house sound system.
Co-founder Rich Vandenburgh made the tough call this fall to move most of the brewing operation up-island to Great South Bay Brewery. The switch saves serious cash, a few bucks per case adds up fast, and opened up 8,000 square feet of space. Now, that same space will host weddings, parties, and weekend concerts instead of beer tanks.

Southold EMS Wins Big 🚑
When it comes to saving lives, Southold doesn’t mess around. The Southold Fire Department was just named 2024 Agency of the Year by the Suffolk Regional EMS Council, earning bragging rights across the county.
The department handled 787 calls this year without ever needing backup from neighboring towns, a rare feat in the EMS world.
Two hometown heroes also got special shoutouts:
Chris Manfredi, who helped turn Southold into an American Heart Association Training Center back in 2014, has since trained over 9,000 people in CPR and 1,000 in first aid.
Dianne Wamsley, retired Navy vet and Northwell nurse, earned her Nurse of Excellence nod for showing up big during COVID, balancing hospital shifts, EMS calls, and leadership duties. ($)

Prefab Homes 🏠
Building on the North Fork isn’t cheap, and finding a place to live isn’t easy. But a Peconic based company thinks it’s found a solution: Swedish made prefab homes that ship right to your property.
Compact Home Solutions hosted an info session in Southold last week, showing off its sleek, energy-efficient Accessory Dwelling Units (ADUs).

About $180,000 installed
Around six months from order to delivery (permits not included)
The town is looking to expand ADU size limits and streamline permits. The North Fork’s housing game is finally getting creative. ($)
