The Lowdown
Greenport Shipyard 🚢
The historic Greenport Yacht & Shipbuilding Company, better known locally as the Shipyard, is under contract to be purchased by entrepreneur Nick Voulgaris III, who says his goal is simple: preserve the working waterfront while opening more of it to the public.
At a Suffolk County Working Waterfront Protection Committee meeting this week, Voulgaris unveiled plans that would keep the shipyard serving commercial fishing boats, ferries, dock builders and boatbuilders while adding new public access features like a dinghy dock, kayak launch, transient moorings, harbor tours and even visiting tall ships.
The shipyard is no ordinary parcel. It’s the only Suffolk County shipyard with a rail system capable of hauling out large fishing vessels and the Shelter Island ferry fleet. Local officials and ferry operators stressed that losing it would create major challenges for maritime businesses across the region.
Voulgaris, who expects to close on the purchase in September, is seeking a working waterfront easement on roughly 3.2 acres of the 4.3-acre property. His vision also includes reviving a shellfish hatchery, bringing fuel services back online and creating stronger connections between the waterfront and downtown Greenport.

Pure Soul Pop Up 👗
Pure Soul Boutique is expanding its footprint this summer, bringing its coastal style from Shelter Island to Greenport with a new pop up shop inside the Zey Hotel.
The summer long shop is officially open, and while Pure Soul owner Sylma Cabrera is behind the brand, this location has a fresh twist: it's being run by her daughter, Alexia Daniel, who just graduated from the Savannah College of Art and Design with a degree in fashion design.
The Greenport shop will still feature the linen, cotton, and easygoing pieces Pure Soul is known for, but with a younger, trendier edge.
Daniel is already thinking beyond retail. Long term, she'd love to incorporate a design studio focused on upcycling and reimagining clothing, turning older pieces into something entirely new.

40 Year World Cup Journey ⚽️
Michael Lewis the longtime Suffolk Times sportswriter and one of America’s most accomplished soccer journalists has spent more than four decades covering the world's biggest sporting event. Now, as the World Cup returns to North America, he's looking back with a new book, Around the World Cup in 40 Years.
Rather than another tournament preview, Lewis filled the book with stories from the road, from covering Diego Maradona's infamous "Hand of God" goal in 1986 to interviewing Pelé one on one and witnessing Landon Donovan's unforgettable game winner against Algeria in 2010.
The resume is staggering: 13 World Cups, seven Olympic Games, decades covering professional soccer, and countless stories gathered along the way. Yet North Fork readers probably know him best as the guy with the notebook covering local high school games every week.
The book is packed with soccer history and behind the scenes moments, including a dog finding the stolen World Cup trophy, David Beckham nearly getting swallowed by a media scrum, and Pelé's legendary patience with fans. ($)
