The Lowdown
Longer Leases, Faster Rentals 🏠
Southold Town officials are looking to tweak the zoning code for accessory dwelling units (ADUs), and they want your input. A public hearing is set for Tuesday, May 13, at 7 PM Here’s the lowdown on the proposed changes:
Longer Leases – Minimum rental terms would jump from one year to two years, cutting down on paperwork and making life easier for landlords.
Faster Approval – The current three-year waiting period for a certificate of occupancy? Gone. ADU owners could rent sooner.
No Automatic Transfers – Rental permits won’t carry over to new property owners. If you buy a house with an ADU, you’ll have to reapply.
One rule isn’t changing—the owner (or a family member) still has to live on-site. ADUs can still be rented to family members or people on the town’s Affordable Housing Registry.
The goal? Make things easier for ADU owners while keeping everything above board. Got opinions? Show up on May 13 and make your voice heard. ($)
Claudio’s Takes a Tropical Turn 🌴
Claudio’s is heading south—way south and setting up shop in the Bahamas. The brand-new location is opening mid-May at Atlantis Resort & Casino on Paradise Island.
The vibe? Pure island charm. The new spot will feature beachy decor, black-and-white snapshots of East End and Bahamian fishermen, and boats named after legendary cocktails (yes, there's a Goombay Smash and a Pain Killer).
Meanwhile, back in Greenport, Claudio’s Waterfront is gearing up for lunch service starting Easter weekend, April 19–20.
