The Lowdown

Greenport + Southold = Teamwork 🏠

In a joint meeting that wasn’t just for show, Greenport Village and Southold Town decided to actually work together on affordable housing. On June 26, both boards agreed: Greenport will hop aboard Southold’s Community Housing Plan, and Southold will support Greenport’s grant application to explore housing sites in and around the village.

Southold’s sitting on a cool $5 million from a 2022 real estate transfer tax, and they’ve got a new housing plan administrator starting July 16. They’ve even approved developer subsidies, $55K per unit, with bonus cash if the project includes things like sustainable design or is near public transit. (Score one for smart planning.)

Greenport also nudged Southold to join the state’s Pro-Housing Community program, something Greenport did last year, which opens doors to even more funding. Southold’s thinking about it... but not until September.

Set Sail on a Slice of History ⛵️

The Kalmar Nyckel, aka “The Tall Ship of Delaware”, is sailing into Greenport Village from July 22 to August 3, and trust us, it’s way more fun than a history textbook.

This full-scale replica of a 17th-century Swedish merchant ship is part floating museum, part sailing adventure. You can hop aboard for free deck tours or book a 2.5-hour sail where you’ll raise sails, swap sea stories, or just vibe with the ocean breeze.

She’s not just here for looks either, the Kalmar Nyckel honors the OG ship that brought Swedish settlers to the Delaware Valley in 1638. Today, she’s run by a nonprofit that turns maritime history into an unforgettable, hands-on experience for all ages.

The Gardener’s Daughter Blooms 🎨

Kara Hoblin, North Fork’s resident chalk art queen and founder of the North Fork Art Collective,just dropped a deeply personal new solo show, The Gardener’s Daughter, at the historic Fiedler Gallery in Greenport. It’s a love letter to nature, duality, and the magic hiding in life’s quiet moments. Think wildflowers, waves, and the kind of art that feels like summer barefoot in a garden.

You’ve definitely seen Hoblin’s work, maybe her viral chalk tribute to essential workers during the pandemic or her playful East End A to Z book filled with local landmarks and critters. She’s also the creative engine behind the North Fork Art Collective, a hub for exhibitions, workshops, and all-around good vibes for local artists.
