House hunting comes with its own language.

Open houses. Escrows. Contingencies. And one question that comes up more often than you'd think: What's the difference between a condo and a co-op?

At first glance, they can look almost identical. But behind the scenes, they're very different.

When you buy a condo, you own your individual unit and receive a deed, much like you would with a single family home. You also share ownership of the common areas through a homeowners association and pay your own property taxes.

A co-op works differently. Instead of purchasing the unit itself, you're buying shares in a corporation that owns the entire property. Those shares give you the right to live in a specific unit. Because of that structure, co-ops often require board approval before a sale can move forward, and the corporation pays the property taxes.

Here on the North Fork, you'll find examples of both. Founders Village in Southold and Pheasant Run in Greenport are condo communities, while Driftwood Cove in Greenport and Colonial Village in Southold operate as co-ops.

Neither is automatically better than the other. It all depends on your goals, budget, and lifestyle.

The Lowdown

Amalfi Closes 👋

One week after opening at Claudio’s waterfront property in Greenport, Amalfi has already wrapped up its run.

The Hampton Bays based Italian restaurant announced that its “holiday pop up” at Claudio’s is ending, despite earlier plans that suggested the concept could remain through the summer and possibly beyond.

According to a statement, Amalfi owner Sal Biundo and Claudio’s ownership ultimately decided to keep the partnership short term. The waterfront space will now shift its focus toward private events and catering.

Third Street Tournament 🏀

The Greenport Summer Basketball Tournament returns to the Third Street court on July 25, continuing a tradition that has grown from about 40 participants in its first year to well over 100 players today.

The tournament was revived by Greenport native Candace Hall, who wanted to bring back the neighborhood basketball culture she remembers from the early 1990s.

The event is organized by NoFo Kid Connect, which became a nonprofit in 2024 and relies on community donations to cover tournament costs. This year’s games run from noon to 6 PM for players ages 4 to 18, with dance performances, food, music, and plenty of hometown bragging rights mixed in. ($)

The Mudflats 🎻

The Mudflats may be rooted in old time American music, but they’re making it feel distinctly North Fork.

The Orient based string band, made up of veteran musicians from across the East End, has quietly become one of the area’s most beloved live acts. What started as a pandemic-era “pod” playing socially distanced rehearsals in a backyard has grown into a busy performance schedule.

The group’s sound blends Appalachian fiddle tunes, bluegrass, folk, country, blues, jazz and rock, powered by twin fiddles, guitars, banjo, mandolin, upright bass and drums. But what really sets them apart is their habit of reshaping traditional songs through a North Fork lens.

National Ice Cream Day 🍦

Nobody has ever regretted stopping for ice cream on a summer afternoon.

Maybe it's the cone. Maybe it's the excuse to slow down for a few minutes. Or maybe it's because ice cream somehow makes every day feel a little more like vacation.

There's just something about a summer ice cream run. The anticipation while you're waiting in line. The impossible task of choosing between your usual favorite and a flavor you've never tried before.

With National Ice Cream Day arriving this Sunday, we thought it was the perfect excuse to celebrate a few North Fork favorites that have mastered the art of making every cone, cup, shake and sundae feel like a special occasion.
