The Lowdown
Oyster Estate 🏨
A longtime Greenport stay is getting a new name and a full refresh.
The Greenporter Hotel on Front Street is being rebranded as Oyster Estate, with new owner Blue Flag Capital aiming for a reopening by the end of the summer. The Boston based group has a growing portfolio in coastal destinations like Nantucket and Martha’s Vineyard, and saw Greenport as a natural fit.
The plans go well beyond a new sign out front. The 34 key property is getting updated interiors from ISLYN Studio, a reworked gym, and a full overhaul of the courtyard pool and patio.
There’s also a new food and drink concept coming in: Fortune Favors, described as an eatery and hangout spot with a cocktail forward, coastal Asian inspired menu built around local ingredients.

Zombie House 🏚️
Last spring, neighbors on New Suffolk Avenue packed Southold Town Board hearings to vent about two long neglected homes, describing one as a broken windowed hazard and another as an overgrown, collapsing shell dragging down property values and raising safety concerns.
Town officials didn’t push back. They unanimously declared both homes unsafe, ordering them boarded up, fenced, and cleared, with costs billed to the owners.
But there was a twist.
Records now show that one of the town officials voting on those properties, Councilman Brian Mealy, has been dealing with similar complaints tied to his own family’s property in Mattituck, a site neighbors say has been deteriorating for years.
According to more than 150 pages of town documents, Mealy’s property was the subject of repeated code enforcement actions between 2017 and 2021, including violations tied to garbage, unsafe structures, and abandoned vehicles.

NFEC President Stepping Down 🌎
After decades of showing up for the North Fork, Mark Haubner is stepping back, just not all the way.
The longtime environmental advocate is leaving his role as president of the North Fork Environmental Council after nearly five years, capping off more than 45 years with the organization.
Haubner isn’t disappearing, he’s zooming out. His next chapter is global, with plans to host workshops and classes on sustainability through platforms stretching from New Hampshire to India. The goal: connect communities working on similar problems and get them talking to each other. ($)
