The Lowdown
Greenport Short Term Rental Rulebook Drops 🏠
After years of “should we/shouldn’t we,” Greenport Village finally dropped the mic on short-term rentals. In a 4–1 vote, the board said yes to STRs only if the property is actually someone’s home.
No minimum stay. Weekend rentals are still in play. Mayor Kevin Stuessi was the lone “no,” arguing for a 14-day minimum and a few more heart to hearts with local businesses.
Three approved flavors of STRs:
-Hosted (owner on-site)
-Owner-Occupied (owner lives there part of the year)
-Resident STR (one of two units must be owner or tenant occupied).
To keep things above board, the village rehired Kenneth Marulli as part-time code enforcer.
Oh, and the board is also asking the state for permission to start charging an occupancy tax, covering hotels, B&Bs, STRs, and even cottage rentals.

TouchGoods owner Norine Pennacchia has officially brought some Western flair to the North Fork with the spring opening of The Outpost by TouchGoods, a sister shop to her beloved Southold store, but with a cowboy-core twist.
Inside, you’ll find shelves packed with playful kids’ goodies (silly bibs, teething toys, and dreamy baby blankets), plus spices, olive oils, cozy sweaters, scarves, handbags, and charming knickknacks, all with that rustic meets chic vibe. While it’s less cook-centric than the original TouchGoods, there’s still just enough kitchen magic to keep things deliciously on brand.
