The Lowdown
Short Term Rental Crackdown 🏠
Southold Town is sending a clear message to short term rental owners: play by the rules now, or risk being shut out later.
As the Town Board works toward a new lottery system for a limited number of short term rental permits, officials announced that any property currently operating without a valid rental permit will not be eligible to apply.
Short term rentals, defined today as stays under 14 nights, are still illegal under existing town code. But enforcement is ramping up. The town is now using Rentalscape software to track listings in real time, including booking length, pricing, and even guest arrivals and departures, making it easier for code enforcement to document violations.

Trains to Greenport Are Back 🚆
After months of shuttle buses and extra transfers, the midday ride to the North Fork is making a comeback.
Starting May 11, the Long Island Rail Road will restore weekday train service east of Ronkonkoma, meaning Greenport-bound riders can ditch the bus and stay on the rails.
The temporary shuttle, brought in for track maintenance, has been the workaround all winter. Now, just in time for the seasonal shift, trains are rolling through again. ($)

Paint, Sip, Repeat 🎨
Chronicle Wines is trading in the usual flowers for mom routine for something a little more hands on this year.
On May 9, watercolorist Melissa Hyatt is hosting a guided pink peony painting workshop inside the tasting room.
