Fewer Airbnbs Could Mean More Hotels šŸØ

Southold Town’s nearly two year pause on new hotel applications may officially sunset in June, and town officials are signaling they’re ready for more hotel rooms.

Planning Director Heather Lanza said the town’s upcoming crackdown on short-term rentals could wipe out 600 to 700 transient rental units across Southold. The thinking from Town Hall: if Airbnb style rentals shrink, hotels may need to pick up the slack for tourists and summer visitors.

The current moratorium expires June 18, and officials made it pretty clear they aren’t planning to extend it. One project already exempt from the freeze is the proposed hotel at the former Capital One building in Mattituck, the giant office building on Main Road that’s been sitting awkwardly empty for years.

The town is now shifting gears on its larger zoning overhaul too. Instead of rolling out one massive rewrite all at once, officials want to tackle pieces individually: community housing, updates to the ā€œbig houseā€ law, hotel rules, tree clearing regulations and protections for marinas all made the priority list.

Bread and Butter Market & Bottle šŸ›’

There’s a new reason to pull over on Sound Avenue this summer, and it involves sandwiches, local wine and a walk up ice cream window.

Bread and Butter Market & Bottle is opening Memorial Day Weekend at the former Sound Avenue Deli, with mother-daughter duo Diana Roesch DiMenna and Tess DiMenna turning the longtime roadside spot into part market, part deli, part bottle shop.

Now the pair, alongside Tess’s sister Claire, are building something designed to feel useful for locals first.

Food will be made fresh daily by chef Marco Pasos using local ingredients, with labels showing exactly where everything comes from.

There’ll also be a walk-up window serving La Colombe Coffee and ice cream during the warmer months.

Peconic Star Fleet Returns šŸ›„ļø

After months of uncertainty, the Peconic Star Fleet is officially gearing back up in Greenport.

The fleet’s two party boats pulled into the Railroad Dock last week as owner Arnold Hubert, better known around town as Captain Speedy, and fellow captain Matt Gilbert began prepping for the season with fresh paint jobs, Coast Guard inspections and plenty of phone calls already rolling in.

Both boats are cleared under new five year agreements approved by the village earlier this year, including a brand new 80 foot vessel that can carry up to 150 passengers. ($)

Greenport’s Past Comes Alive šŸŽØ

The Floyd Memorial Library quietly opened a fascinating art show that doubles as a deep dive into Greenport history.

Stow Wengenroth + The Flacks: The Greenport Group brings together work from celebrated lithographer Stow Wengenroth, his wife Edith Flack Ackley and her sister, beloved children’s author Marjorie Flack, all of whom once lived in Greenport. The exhibit includes paintings, lithographs, handmade dolls, marionettes, rare books and local scenes that feel like a time capsule of the village decades ago.

The exhibit itself came together thanks largely to Cutchogue resident Joanna Lane, who spent years researching the artists after purchasing the historic Flack Building on Main Street back in the early 2000s.

What started as a deep historical rabbit hole eventually turned into a full exhibition with rare artwork, estate papers and even a short documentary featuring rare footage of Wengenroth at work.
