The Lowdown
Airbnb Rules Incoming? š
Greenportās been hashing this out for two years, and now a new short-term rental code is almost ready for prime time. The proposal would require permits for both long-term and short-term rentals. Short-term is defined as any rental under 30 days. If passed, the phase-in will start January 2026, and hit violators with fines starting at $500 and climbing to $5K.
The goal: keep neighborhoods residential, curb absentee āhotelā owners, and get some teeth behind enforcement.
Reactions? Mixed. Some neighbors say whole streets are turning into Airbnbs and support the crackdown. Others say the 33-page code goes too far, especially with parking requirements and no āgrandfatheringā for existing hosts.
Data presented at last weeks meeting was eye-opening:
-90% of Greenportās short-term rentals are whole houses
-One company owns 28 of them
-59% of village homes are seasonal, recreational, or occasional use.
Want a say? The public hearing continues Thursday, Sept. 25 at 6 PM at the Third Street Firehouse.

Mattituck Gets a Marching Band šŗ
Big news for the Tuckers, Mattituck High is launching its first-ever marching band elective. About 20 students have already signed up for the alternating-days course, which kicks off Nov. 10.
Band teachers Melanie Malusa and Andrew Killeen are building the program from scratch, promising more parades, more pep, and way more popular music than your standard band class. 7th through 12th graders can join, and yes, showing up and performing will be part of the grade. ($)

If there were an award for Best Wiggle Butt, Ozzy would win it paws down. This sweet 2-year-old boy is everything you want in a dog: gentle, calm, playful when itās time for fun, and well-mannered when itās time to chill.
