The Lowdown
50 Unit Housing Plan š”
Southold Town is taking a serious step toward tackling its housing shortage, moving forward with plans to explore development on a 31.4-acre, town owned parcel off Youngs Avenue.
The land, purchased in 2023 for $3.3 million, sits in the HALO zone near the center of Southold and was always intended for a mix of housing and open space. Now, with potential state support through a technical assistance grant, the town is beginning the groundwork to make it happen.
Early concepts suggest around 50 units, including a mix of rentals, homeownership opportunities, and some accessory dwelling units.
Meanwhile, other housing efforts are inching forward across town. A 10 unit apartment proposal in Mattituck is heading to a July public hearing, and a mixed use project on Main Road is seeking more time as developers sort out funding and subsidy details.

Fast Tracked Housing š
A coalition of East End environmental and civic groups is raising alarms over a proposed change to New Yorkās environmental review law, warning it could fast track development while sidelining local oversight.
The proposal, tucked into Gov. Kathy Hochulās 2026 budget and branded āLet Them Build,ā aims to speed up housing construction by easing requirements under SEQRA, a law that has governed how projects are reviewed since 1975.
At the center of the concern: a new category called āpreviously disturbedā land. Critics say the definition is so broad it could apply to much of the East End, meaning large scale projects could move forward without full environmental review, public input, or detailed impact analysis.
Thereās also concern about how the proposal is being advanced, folded into the state budget instead of going through the usual public review process.

Apex Minds š§
A new performance coaching program is setting up in Cutchogue, and itās less about pep talks, more about rewiring how young people handle pressure.
Apex Minds, founded by Katie Tardif, is now offering one on one coaching, with a summer program on deck at NoFo Wellness. The focus: building what she calls an āoperating systemā for stress and performance, tailored to how each personās brain and body actually respond in high-stakes moments.
Instead of teaching confidence as a mindset, Tardif approaches it as something trainable. The program pulls from neuroscience and performance psychology, along with frameworks used by Navy SEALs, fighter pilots, and Olympic athletes, then translates them for everyday life before the stakes get real.
At its core, the program is built on a simple idea: confidence isnāt a trait, itās a neurological prediction. Change the inputs, and you change the outcome.
Participants learn how to regulate their nervous system, sharpen focus, and rework the internal dialogue that tends to spiral under pressure. Itās less ājust believe in yourself,ā more understanding what your brain is actually doing when things get hard.
