The Lowdown
Housing First in Zoning Reset 🏡
Southold Town is taking a new approach to its long running zoning update, and residents at Thursday night’s public forum seemed relieved to hear one thing in particular: community housing is now the top priority.
After years of work, a controversial draft, and nearly $200,000 spent on the project, town officials are moving away from the massive code rewrite unveiled last year. Instead, they’ll tackle the biggest issues one at a time over the next three to five years.
Planning Director Heather Lanza said updating zoning to allow more community housing is the first focus, noting that the town’s Community Housing Fund can’t be fully utilized until the code changes are in place. Short term rental regulations are also being worked on as part of the effort to bring more year round housing back to the market.
While residents largely supported the town’s new direction, many urged officials to move environmental protections higher up the list. Calls for stronger coastal resilience measures, land clearing regulations, drinking water protections, and tree preservation received some of the loudest applause of the evening.

Opening July 1, The Office at Southold is a private, bookable workspace designed for freelancers, remote workers, creatives, and anyone who occasionally needs a place where the only distraction is deciding whether to make another cup of coffee.
The ADA accessible space features an open floor plan with a large desk and monitor, conference table, kitchenette, and private bathroom. Guests can reserve the space for a quick two hour sprint, a half day session, or a full day of uninterrupted productivity.

2026 Laura Goodale Award 💖
Patricia McArdle, RN, director of infection prevention and control at Stony Brook Eastern Long Island Hospital, has been named the 2026 Laura Goodale Award recipient.
Presented annually by the Rotary Club of Southold and Rotary Club of Greenport, the award honors individuals who embody the compassion and dedication of Laura Goodale, who spent more than four decades caring for patients at Eastern Long Island Hospital and helped deliver more than 2,000 babies.
McArdle joined the hospital in 1999 and has become a familiar face throughout the organization, particularly during the COVID-19 pandemic, when she helped guide staff through constantly changing safety protocols while serving as a steady and reassuring presence.

Marsh Project 🌊
A long discussed effort to restore Broad Meadows Marsh in Orient took another step forward, but residents made it clear they're still looking for answers.
The Southold Town Board voted to pursue a $500,000 Suffolk County grant that could help fund the project, which aims to restore the marsh by increasing the flow of saltwater into the area and improving drainage. Officials say the additional funding is needed as construction costs continue to climb.
There's just one catch: the project isn't finished yet.
Town officials said the design is only about 60% complete, with ongoing work still needed on hydrology studies, elevation data, and evaluating potential impacts on nearby homes and farms. Town Engineer Michael Collins stressed that applying for the grant doesn't mean the project is moving immediately into construction, it simply keeps funding options on the table. ($)
