A Fresh Take on North Fork Real Estate 🏠

A Once in a Generation Winery & Distillery Opportunity 🍇🍷

Tucked in the heart of the North Fork wine region, this fully operational winery and distillery estate is a true standout, a flagship holding unlike anything else on the market. Turnkey, scalable, and purpose built for serious production, hospitality, and direct to consumer success, it offers both immediate performance and long-term upside.

With a state of the art production facility, a brand new tasting barn (with approvals to expand), 16 acres of vinifera vines in their prime, and additional residential development acreage, this is the kind of offering that defines the next chapter of North Fork wine country. Simply put: big vision, big capacity, and endless upside in one of the East Coast’s most coveted regions.

The Principi Team are experts at representing unique vineyard and farm properties like this, guiding once in a generation opportunities to the right stewards.

The Lowdown

Clark’s Beach Housing Study 🏠

Greenport’s push to study affordable housing at Clark’s Beach may be running out of road.

After months of back and forth, the Southold Town Board appears unlikely to support including the Soundfront property in the village’s application to the Long Island Forward Housing Program, a key step needed to move the idea forward.

The nine acre parcel, owned by Greenport but located outside village boundaries, had been central to the plan. The state program requires potential development sites that could support at least 50 housing units, and Clark’s Beach helped get the village closer to that number.

But Southold officials recently ran the property through their zoning change rating system and the results weren’t promising. The site scored 32 out of 100 points, with planners citing environmental sensitivity, coastal erosion concerns and the lack of sidewalks, transit or nearby hamlet services.

Town staff also raised a bigger question: whether the land counts as parkland, which would require approval from the state legislature before it could be repurposed.

Greenport Mayor Kevin Stuessi says that interpretation is off base, arguing the property has historically been zoned for housing.

Two Weekends of Flying Dogs 🐕

Greenport’s beloved dog dock diving tradition is getting a twist this year: two separate weekends of flying dogs.

For the first time in more than a decade, the splashy canine competition will happen twice this spring, once at Greenport Harbor Brewing Co. in May and again at the Polo Grounds in June.

The split follows last year’s public falling out between Harbor Pet owner Kim Loper and brewery owner Richard Vandenburgh, which prompted Loper to move the North Fork Dog Dock Dive event away from the brewery and relocate it to the Polo Grounds.

Expect the usual mix of elite competitors and enthusiastic amateurs. At past events, nearly 200 dogs have competed over a weekend, though only about a quarter are serious circuit jumpers. The rest? Local pups just giving it a shot.

Competitions include the distance jump, speed retrieve, and the crowd favorite extreme vertical, where dogs leap straight up to grab a suspended bumper.

Farm Bureau President 👩‍🌾

Visitors to Wickham’s Fruit Farm might recognize Laurie McBride as the person answering questions at the farm stand or helping customers pick the best produce in season.

Now she’ll be representing farmers across the region.

McBride, has stepped into the role of president of the Long Island Farm Bureau, becoming just the second woman in more than a decade to lead the organization. She officially began the position in October.

A fourth generation farmer, McBride didn’t originally plan to work in agriculture. She started her career as a high school math teacher before finding her way into farming through the Cornell Cooperative Extension’s agricultural stewardship program, where she spent more than a decade helping farmers adapt to new technologies.

Nearly ten years ago, she joined Wickham’s Fruit Farm, where she now manages retail and wholesale operations at the historic 300-acre farm.

As president, McBride says her top priority is strengthening the agricultural community across Long Island. ($)

Artist’s Series Wines 🍷

At Osprey’s Dominion Vineyard, wine isn’t just something to drink, it’s something to look at, think about and pair with the local waters.

Winemaker Robin Epperson-McCarthy has revived the winery’s Artist’s Series, a label that first appeared about 20 years ago before quietly fading away. The idea behind the comeback is simple: celebrate Long Island’s local art, local seafood and estate grown wine all in one bottle.

Each wine features custom watercolor labels by local artist Melissa Hyatt, depicting scenes inspired by the vineyard and the Peconic Bay.

But the revival wasn’t just about the labels. For Epperson-McCarthy, the bigger goal was creating wines designed specifically for local seafood.

Foodie Friday 🍽

March 14 marks Pi Day (3/14), the one day of the year when math and dessert collide.

Sure, technically it celebrates 3.14159, the mathematical constant that describes the ratio of a circle’s circumference to its diameter. But somewhere along the way, the rest of us looked at that perfectly round symbol and thought: You know what else is round? Pie.

And honestly, that’s a much better way to celebrate.

So in honor of Pi Day (3/14), we figured it was the perfect excuse to highlight some of our favorite pies across the North Fork. Not just the sweet ones either. Around here, pie can mean flaky fruit filled desserts, hearty comfort food, and yes, even a very good pizza pie.

Consider this your North Fork Pi Day pie crawl, no calculator required.

🍏🥧 Hallock’s Cider Mill

If you’ve spent any time on the North Fork, you already know Hallock’s is basically pie headquarters. The smell alone when you walk in should be bottled and sold as a candle: warm apples, cinnamon, butter, and fresh baked crust.

Their pies lean classic, but done extremely well. The apples are local, the crust has that perfect flaky but sturdy texture, and everything tastes like it came straight out of someone’s very talented grandmother’s kitchen.

Our favorite: The Sinful Pie
Rich, decadent, and exactly what the name promises. If you’re the type of person who believes dessert should feel indulgent, this one delivers.

🦞🥧 Southold Fish Market

Proof that pie isn’t just dessert.

Southold Fish Market’s pot pies are the kind of thing you grab when you want dinner to feel like comfort food without having to cook it yourself. The fillings are creamy and packed with seafood, the seasoning is just right, and the golden crust on top seals the whole thing together.

On a chilly evening, this is about as good as it gets.

Our favorite: Lobster Pot Pie
Chunks of lobster in a rich, savory sauce tucked under a flaky crust.

🍏🥧 Country View Farm Stand

Country View is one of those places that quietly does everything well, and their pies are no exception. When the stand reopens for the season, the pie table quickly becomes a destination.

Seasonal fruit pies, berry combinations, and the kind of classic flavors that remind you why pie became a staple in the first place.

Our favorite: Classic Apple Pie
Sometimes the simple choice is the right one. Tender apples, warm spices, and a crust that holds everything together perfectly.

🥩🥧 NOFO Pot Pies

When the craving hits for something hearty, NOFO Pot Pies answers the call.

Their pies are built like meals: generous fillings, slow cooked meats, vegetables, and thick savory gravy all sealed under a buttery crust. These are the kind of dinners you heat up and immediately feel like the day got better.

Our favorite: Short Rib Pot Pie
Rich braised beef, deep flavor, and that flaky top crust that makes you want to break it open immediately.

🍕 1943 Pizza

Because let’s be honest: if we’re celebrating pies, pizza absolutely counts.

1943 Pizza brings serious creativity to the pizza pie game with a mix of classics and some combinations you might not expect but somehow work perfectly. The dough is hand-tossed, the toppings are high quality, and the result is one of the more fun pizza menus on the North Fork.

Our favorite: The New Haven
Mashed potatoes, bacon, and caramelized onions. It sounds wild until you try it, and then suddenly it makes perfect sense.

The truth is, Pi Day might be about math, but around here it’s really about celebrating great local food in round form.

So now we want to know:

Where’s your favorite pie on the North Fork?

Sweet, savory, pizza, pot pie, we’re open to all of it.
